What to look for when you are house hunting

Do you know what to look for when you are house hunting?

We are currently in the process of doing out house up to sell and pretty soon we shall be seriously house hunting.

I am excited but a little nervous too.

It is a very long time since we moved house and I want to be sure we look for the right things.

Superficially I know exactly what we want – 3 bedrooms an office, big garden hopefully a garage and 2 sitting rooms. I have my tick list firmly in place. Most importantly thought we want our new home to be safe and secure. From poor plumbing, damp, poor electrics and possible asbestos there is a whole lot bto watch out for when you are house hunting.

No wonder I feel nervous.

Here are just 3 of the issues I would be concerned about missing:

Asbestos

Whilst we like to think it belongs in he past asbestos still exists in offices, schools and homes, and is still making people ill. Your Legal Friend, specialists in asbestos claims. They want to help encourage house hunters and new homeowners to be aware of the dangers of asbestos in residential properties (it is possible for any house built before the year 2000 to contain it) and be safe if they decide to buy, decorate or renovate. They have some great advice for looking out for signs of asbestos and it is well worth a read of their blog post Where to check for asbestos when buying a house

I feel much more aware now and I will never look a ceiling swirls in quite same way again!

Damp

Did you know there are 3 types of damp, rising damp, penetrating damp and condensation and tell tale signs are there if you know what to look for. Damaged skirting, peeling paint tide marks round walls can all indicate problems. Have a look at this article to see what kind of damp is affecting the house you are considering and what can be done about it

Electrical problems

Overheating around appliances, lights not working and flickering lights are all indicators that there may be electrical wiring problem so do try those lights. You can find a good list of what to look for here

Missing slates and uneven flooring would probably also alarm me as woudl deep cracks in walls or loose brick work. I would always want a proper full survey doing. A new home is a huge investment after all and you don’t want to wind up ill or hugely out of pocket with lots of jobs to do,

So that’s a whole lot more to add to my house hunting list isn’t it!

Can you think of anything else I need to be looking out for?
